IT’S WORTH SPEAKING TO AN ARCHITECT EARLY - it could save you thousands!

When people first start thinking about a project, they often assume they need to have most of the big decisions worked out before speaking to an architect.
This is back to front!
In my experience, the opposite is true...
The earliest stages are often where a skilled architect can add the most value. Before you’ve committed to a particular idea, budget, layout, builder, or planning route, there is still room to test things properly and make sure you’re spending your money in the right way (which could end up saving you thousands of pounds, not to mention the potential stress and heartache of not doing this).
I’m not just there to draw up what you already think you need. A big part of my role is to help you work out what the right solution actually is for you, using my years of expertise.
Often, clients come to me thinking they need a large extension. Sometimes they do. But quite often, once we look carefully at how the existing house works, there are better ways of achieving what they want. It might be through reconfiguring the layout, improving the flow, making better use of underused space, or designing a smaller and more considered addition.
In some cases, I have saved clients a significant amount of money simply by showing them that they do not need to build as much as they thought they did. Sometimes they do not need an extension at all.
That is where good architectural thinking, and experience, can be so valuable. It is not about making a project bigger or more expensive. It is about making it better.
Bringing me in early also helps to de-risk the project. There are always statutory and practical considerations to think about: planning permission, permitted development, building regulations, conservation issues, party wall matters, structure, access, fire safety, and buildability. Looking at these things from the beginning means potential problems can be identified early, rather than becoming expensive surprises later on.
Although hiring an architect can feel like a large upfront cost it can actually save you money in the long run. I see my role as helping clients use their budget wisely. That might mean saving money by doing less work, avoiding unnecessary complexity, or finding a more elegant solution. It might also mean helping you spend money where it will really make a difference: on light, space, materials, finishes, details, and the things you will notice every day.
A well-designed project can also add value to a property. Not just in terms of resale value, but in how the home feels and functions. Good design can make a house feel more generous, more coherent, and more enjoyable to live in, even without adding huge amounts of space.
For me, the best projects come from being involved early, when there is still time to ask the right questions. What are you really trying to achieve? Is building more the best answer? Where will the budget have the greatest impact? What are the risks? What will add the most long-term value?
Those are the questions I can help you answer, and lead to successful projects and happy clients!
